Process

Studio 53's architectural process is flexible and specific to each client. From the initial programming and preliminary design through construction we are focused on maximizing the potential of our projects through carefully understanding our client's goals, needs, wants, budget, schedule and site opportunities. We begin with a comprehensive research phase to obtain an understanding of the client, their concerns and the wider context of the project. Through surveys and interviews, we identify the complex and fundamental issues so that a clear understanding of the project is realized. While every project is unique, our design approach is typically defined by the following phases:


Schematic Design Phase

During the schematic design phase through discussions and drawings we will begin to explore and develop the projects parameters with regards to the clients project goals, budget and schedule. The site and existing features are documented and analyzed, spatial relationships are investigated, local zoning and codes are studied, and initial design concepts are reviewed.

Design Development Phase

Upon client approval of the schematic design the project is further developed in finer detail. Construction details and specific product information are explored, interior & exterior detailing is developed, mechanical, plumbing & A/V systems are reviewed.


Contract Documents Phase

After client design and budget review the design development documents are further developed into fully detailed construction documents and specifications that are used as the contract with the builder. During this phase the design is fully coordinated, schedules for appliances, electrical and plumbing fixtures are identified. Coordination with the structural and mechanical engineers, A/V and interior designers.

Contract Bid & Negotiation Phase

We actively get involved with reviewing and assisting contractor pricing and project permitting.


Contract Administration Phase

Once construction commences we oversee the project to insure the contract documents and design goals are realized. We are involved during the entire construction process through product submittal reviews, site visits and job meetings.
